Thanks, that is good info. I have two goals. One of them is to generate quick cash (utilizing wholesaling and retailing) and the other is to generate wealth (or cash for retirement). We have had lots of residential rentals and we would rather invest in commercial properties when it comes to dealing with tenants and I have been trying to find the best way to go about doing that. With some of the NNN leases, they offer 20 year leases, but like you said earlier the building has to be such that it can be adaptable to other business. Once a fast food rest. always a fast food rest. etc. The NNN leases, if you get the right one, seems to be a good way to accumulate wealth with someone helping you pay the mortgage. I know the NNN lease properties are higher because they do include taxes, ins. and maintenance. But there are also risks with other commercial properties that are not NNN leases. Thanks.

As far as NNN Leases go, do you know if you buy a property like Hardees for example, does the particular store back the property or does the Company back the lease?

Also, do you know how to get any information on REITs?

I am seriously considering a NNN Lease property. These seam to be a no brainer, but does anyone own one or have any insights concerning these?
