Justin, thanks for the information you supplied. With any investment I think it's wise to have a degree of professional skepticism, thanks for the advice.

In terms of occupancy how do the agents determine if the property is vacant?

Also, if the property is vacant, hopefully. What is a good guideline to use in terms of budgeting for repairs?

I wanted to buy at a trustee sale for the longest period of time, I also know better not to go in it alone.

However, I want make sure I want to pick the right agent. In terms of aspects of the services they provide, what should I inquire?
