I currently have a couple of short sales with Aurora, both going on 14 months at this point, a wee bit longer than probably should. While doing an interior bpo for a broker, he started telling me about this particular file also is with Aurora. The broker went on to say that the most current Aurora negotiator had indicated to him that Aurora was selling off a large number of properties to IBM Management, which may be the reason for the delays.

Has anyone had this experience with Aurora or any bank for that matter?

Hi Donna,

Were you provided with copies of all documents you signed? If so, and you think it would be of further help, would you mind posting copies of it?

I'm not sure if posting copies of the contract would be allowed by BP Mods, or if others agree, but I would be curious to see how the contract was actually drafted.

Start with posting the property here, if not already, any advertisement is good advertisement.

Use non-traditional methods, if allowed by code authorities, i.e. helium ballons with FOR SALE attached to the roof in a way that people cannot quickly steal, but can see from great distances; use flashing (not strobe lights) inside the house that could drawn attention to signage inside the house; utilize the local businesses and offer reasonable rewards for a buyer.

I tend to think outside of the box.

Severing the buyers' agreement could be as simple as the buyer given verbal and/or written notice to the agent.

However, for a more definitive answer, the buyer should look at the actual agreement. Verbiage in the agreement should spell out how to terminate or cancel the relationship.

In our agreements (Florida), it further states what is to happen if the buyer does decide to purchase a property that was brought to the buyer during the representation, both directly and indirectly (procuring cause), for a time period after the end of the agreement.

The bottom line, the buyer needs to read the contract.

Do I really need to add that this is not legal advice, because it isn't.

I agree with others, do not paint the brick. Maybe you could do acid wash to brighten the brick a little bit. Be careful not to confuse "curb appeal" with "sore thumb" by making it stand out too much! Look at the other homes on the block for guidance.

Steve,

Excuse me for asking, but could your reasoning for posting this situation could have been to see whom here would be interested in this deal?

Because my thoughts are to sell the thing and put the money to a more impactful use. Getting $300 a month for a short period of time doesn't seem to equal the $24,500 (approx) you would get for selling. With the $24,500, you could go to the next deal, to really get the ball rolling.
