Is there any way to get the contract amount if the appraisal comes back to low. Appraiser is mostly going by the fact that I got a great deal when I purchased and claims he cannot justify my sale price even when there are other comps in area.

  They won’t allow me to hold a second mortgage but what about an option?

 Anyone familiar with this strategy?

I'm in the process of selling my rental property. Realtor showed it to a buyer and we have an accepted offer signed. Now the tenant is not working with my realtor to get inspections scheduled and done. Tenant claims I as the landlord have to give them the 24 hr notice and not the realtor.

Can anyone tell me what the law actually is on giving tenant notice of entry and do they have to approve the time and date or can the landlord give a notice and show up no matter what? Property is in Wisconsin and tenant is handicapped as well with a caretaker.

I sold a house on land contract and they are consistently paying 30-60 days late. What options do I have to get rid of this constant nagging for payment?

Im buying a house that has a mortgage and my purchase price will be the amount left on the mortgage of the seller. How would you word the contract to reflect that since he will be making a payment or two before actual closing.

What is the verbiage used if I am buying and the price is determined by final loan balance as of closing?

So my appraisal was yesterday and I showed up at the property and everything went well. Appraiser was full of questions about what we did and the costs involved etc. Now it's a waiting game to see what happens.

I would say to definitely show up if possible.

I have an accepted offer that is 20k over list price. Are there tips on influencing the appraisal or is that something I can't control?

@NIcholas Hamel if you have cash flow it works but you need monthly cash flow.
