6% is not the universal sales commission, but it is a universal starting point for negotiations with a full-service listing agent. However, what's usually negotiated is the listing agents' split which depends on market conditions, location, requested services, and the date by which owner needs to sell.

The selling agent's (or buyer's agent) portion typically remains 3% because of pressures by agents not to show anything below 3%.

I launched the service about a year ago. Since then, I've been concentrating on broker/agent recruiting but sellers continue to sign up as they find us. Inman wrote an article about Realty Baron earlier this year.

Yes, both full and discount brokers are signed up. However, as a seller, you choose between paying a sales commission or a flat fee which may affect the type of agent who bids.

No, sellers are not obligated to use the winning agent and agents are aware of the 'no obligation' policy.

Sellers pay nothing--whether they use the agent or not. My compensation comes from a service fee paid by the agent *only* if a sales transaction results from the listing auction.

I can't comment on ZipRealty specifically, but I own and operate an auction site for real estate services where both full and discount agents bid to represent sellers. Although the lowest bid is awarded your contact information, you can limit bidding by specifying a minimum ranking. Basically, lower ranking = lower commission and visa versa.
