Thanks for your thoughts. I've been thinking of buying a vacation home in Door County or really on the lake up/over there. I'm from Wisconsin but not Door County so the 75 mile rule would be an issue.

Do you have any suggestions about where to look where the restrictions aren't so onerous and where there might be some winter business? Up around Minocqua, people rent for hunting or snowmobiling but I never hear anything but summer rentals there.

Ugh. I made a mistake this year and did peel and stick because I was in a hurry and cheap. Never again. Vinyl sheet is so much better if you're cheap and in a hurry.

Lvp or hardwood is much better, but more cash and time intensive.

What about the waterproof floating floors? Now I'm nervous, the house I did last year has a waterproof floating floor and no problems so far, but it's only been 14 months...

Please find a good real estate agent who is investor friendly and knows Milwaukee. You don't want to buy a house in the wrong location and not see an appreciation, or worse, lose money. Like everyone else here, I agree with Wash Heights, Tosa and West Allis. Every city it seems has a huge change in values block by block and the cheap houses are cheap for a reason.

What kind of doctor needs to rent? The kind of doctor that leaves their practice to go help in new york city in the middle of a pandemic where the most common deaths were health care workers. I'm not saying that these doctors were doing that but that sort of thing happens all the time. I'd be happy to tell you about more examples of pleasant successful doctors who find themselves needing to rent, if you're open.

We are doing this project as we speak. No question remove the baseboard for all the reasons above but also because it will be hard to get the lvp against the wall close enough but not too close. Getting the lvp under the baseboard will make it easier to cover up the little gaps that inevitably show up in an older house.

Also, consider the door casings. You want to be sure to get the flooring under the casing which means either cutting it or removing the casing and replacing it after the flooring is down. I suggest watching home renovision on you tube Jeff has a couple videos on installing laminate flooring which were very helpful.

i am struggling with this question right now.  Got a quote to replace my carpet in a new c class  for $3000, which is more than i want to pay.  My husband wants carpet in the bedrooms, not LVT.  How have the carpet tiles/squares held up for you?

I did sign off on the offer 60 thousand which is why I didn't argue when she told me she changed the number. I also closed because I realized that I had to take responsibility since I made the offer. I'm just annoyed at the agent and this is just one things that was out of line compared to my previous experiences with buying property

Obviously I closed on the house and didn't hassle the agent but I feel she lied to me by not disclosing the price drop and changing my offer without notification. Am I out of line for thinking that?

Yesterday I closed on a hudhomestore house. It was listed at 83k, which is what I thought was the ARV. I had never bought from HUD so I just thought I'd play and offer a bid. Based on my walkthrough, I thought I could offer 60k and make a decent cashflow as a rental once some cosmetic stuff was done.

Now for the question. The day that I made the offer, unbeknownst to me, HUD dropped the asking price to 55k. Instead of informing me of that, my agent just changed the number on my offer and submitted it. She told me the next day. Is this normal? I feel like if the situation changes in a way that there is no way I could have knowledge of but MY agent is aware, she should tell me
