Thanks for your response. It has been several years since the units were purchased. We don't anticipate selling them anytime soon so the 2 years would not be restrictive.
We don't live in a community property state.

My husband and I have rental properties titled in a single member LLC owned by my husband. These properties were exchange properties from a 1031 transaction several years ago. For estate planning purposes, we want to change the title to a revocable trust where my husband and I are the trustees. will this have a negative tax implication for 1031 purposes if we want to sell these and purchase properties prior to my husband's passing?
I have seen some syndications that offer 1031 with TIC ownership, sometimes for lower amounts. But it is hit or miss.
We have turnkey LTRs and it takes a fair amount of time to keep track of everything. It's not truly passive.
Invest somewhere else. Check out turnkey investing.

The identifying period is absolutely strict. I am not an expert but we can have done a few 1031 exchanges.
Responding to your initial question to me...property management is 8%.
It works for some. But there are a lot of fees. Perhaps 85% of your investment will actually be invested. We were in a 1031 deadline in 2020 and finally decided to purchase turnkey single family homes. It is working out for us.
You would just pay the taxes. But you should be able to find something! We bought some turnkey single family homes when we were under the gun last year. Also, Elevation Capital that invests in mobile homes and storage takes 1031 money and their fund is open.
