I just made the plunge and got my first property, bought it at a tax auction. The property looked vacant at the time, but when my surveyor sent back his report, he said that there are multiple tents on the property and they had wired over electricity from the house next-door, there are also dogs on the lot. Just a small residential lot. Has anyone experienced this before? Is this as simple as reaching out to a sheriff to clear it?

I was going to buy some houses in the tax auction but it was cancelled. I still really want these houses and I have the info on homeowners mailing addresses & names.
What’s the best way to reach out to them and offer to buy their home? A letter? This will be my first time investing. TIA.
What tips would you give a first time auction attendee who wants to avoid pitfalls in purchasing first investment property? TIA!
My husband and I have been saving up money and want to buy our first investment property. There is a tax auction coming up in Oklahoma in June. There is no right to redemption in OK for tax auctions and all that’s needed is a quiet title action. Has anyone done this before? Tulsa County says that part of the fees you pay includes a title search and the results can be pulled from the county records. So I planned on paying a title company to run addresses for me but I guess I don’t need to.
Should i consult a RE attorney before buying to make sure I’m avoiding any liability?
If you’ve purchased an auction house, how do you do your evictions? Do you hire a property manager immediately to process the eviction for you? Are sheriffs commonly used to enforce evictions?
Do you ever offer cash for keys, and if so what is a common $?
