Is anyone experienced with the online management company Stessa?  I would like to use it to collect payments and track bank transactions but I am concerned about security.  Or, if not Stessa, who do you like and trust for online account management?

David, by both sides I meant me (not overpaying) and the distressed seller (don’t take advantage of them). Thanks for the tips. :)

Also, in response to everyone’s comments together….what I am trying to do is find  distressed properties to purchase, refurb, and hold for rental. Both Lt and ST. I am using sites like Foreclosure.com to locate properties. But, my stumbling block has been this, figuring the comps, so I can be confident I am offering a fair deal to both sides.

Thank you for the response. I may be making this more difficult than it is but I’m not sure how I am determining which properties are similar to mine when I cannot see inside. Doesn’t the interior condition of the home make a big difference?  Or are investors relying on sites like Zillow and Realtor.com for interior information?  I know those sites can be really unreliable. But maybe it’s enough to just go by sq. ft., price, and neighborhood?

I hear all of the experienced. investors saying you must be good at running comps to get great deals........but how do I run reliable comps?  What is the best source of information?  What all am I looking for?

Hi Benita,

I am just finishing up the current seminar as well.  It is the best $17 I have ever spent.  I absolutely love their ideas and quite a bit of the information was new to me, BUT......., the $19,500 just seems insurmountable when looking at it logically.  It might be worth it down the road.....eventually....but how do we know that in advance?  I would also like to find a couple good mentors that are not quite so expensive.

I am new to real estate investing.  I believe in education before action and like the idea of modeling a proven system to get started.  But there are so many options.......and after reading this thread....so many opinions.  :)

I don't know who or what to trust as I am getting educated.  Would love to hear what everyone here used.  I have already researched the two mentioned on this post.   All help is appreciated.
