Small multi-family (2-4 units) buy & hold investment in Eau Claire.

Purchase price: $142,500
Cash invested: $15,000
Sale price: $395,000

Our first investment. Househacking a four-plex. We painted the entire outside and fixed up the unit we lived in and sold it after four years for a nice profit.

I am located in Eau Claire, WI and have some experience. While I would still consider myself new, we have fixed up and sold one 4-plex, and we are close to listing our second fix— a SFH. I would love to look through any deals you find to consider as our next project. We made a significant profit on our first flip so we have cash. Additionally we have partners that have decades of experience and significant capital.

Please keep me in mind if you come across anything within an hour and a half of Eau Claire. 

We purchased our last house through a wholesaler and absolutely would love to do it again!

Single-family residence fix & flip investment.

Purchase price: $100,000
Cash invested: $50,000

Our first flip. 4 bedroom 2.5 bath on 5.35 acres. Bought for 100k and hoping to list it within the next few months for 250k+

How did you find this deal and how did you negotiate it?

Found it through a wholesaler. Negotiated from 125k to 100k cash

Lessons learned? Challenges?

It takes much longer than you think. Find a good contractor right away.

Well we do have 4 years experience as landlords. Not a lot, but also our partners and mentors are highly qualified and we like to be hands on now as this is our full time job! I’d love to keep you in mind for future ventures. 

Ryan Gray actually purchased our first house hack 4 plex. Seems like a great guy. I will be making it to this next WI REI meeting I believe. Hoping to network more there!

Hello, 

My name is Rebecca Schwanz and here's a little about me.

My husband and I started off about 4 years ago house hacking. We bought a four-plex, lived in one unit and rented the other three. After two years we moved into our own house and continued to rent it out. After the birth of our second child, we both REALLY wanted to be our own boss and we were presented with a great deal of a house to flip. We decided to sell our four-plex and made a great profit which we are using to fund our flip as well as hopefully buy more flips or buy and hold homes. We both quit our jobs and are full time flipping this house and are soon to get it on the market (a few weeks). We are looking for our next deal with zeal in central or western WI as well as Eastern MN. I am sending post cards, knocking on homes and scouring the MLS.

We are pumped to be doing this full time, but are so anxious to get this next deal started!
