@Cliff H. I totally agree that investing out of state is the only way to make it happen if you live in the Boston area. Have you done any investing in neighboring or states or the midwest/Southeast?

I've done similar calculations and the cash flow is pretty hard to get unless you get off-market prices...@David Shapira do you have any recommendations on what towns a newbie can focus on for house hacking?

Thank you Sam for your input! When you say competitive, what do you mean? where can you find Deals? and any idea on what neighborhoods are worth targeting/focusing on and how much rent is a 1-2-3 bedroom goes for?

@Anthony Thompson thank you for your reply. I am in the process of reading the book on long-distance investing and it is definitely interesting. The cash on cash return in MA doesn't seem to make a lot of sense in my opinion. What are your thoughts? any other markets that you would recommend in the midwest or the south?  I am also interested in single-family homes or condos. Thank you in advance,

I am new to real estate, and I am interested in multi-family investing probably in RI. I am based in Boston, MA and it's probably a lot cheaper to start in a market like Providence. Any thoughts or recommendations?
