Has anyone ever leased a billboard or advertisement spot on a building before? If so, what was the best way to advertise that the billboard was for rent? What did you do to market it and determine rental rate?

Hold off on legalizing the non-conforming unit until you are exploring a sale or refinancing. If you legalize it now the only result will be an increased assessed value and Real Estate Taxes.

Does anyone know what the process is to split a property parcel into two?
The property has one tax ID but two 3-unit buildings each with their own address on different streets (the property lies on a corner lot). Could unlock a ton of value if they were two 3-flats instead of one 6-unit building.
Curious if anyone has any experience dividing an individual parcel into multiple (I am dealing with this in Chicago but open to any and all experiences with this re-zoning).
