Thank yall. I just got the pre approval letter today! I spoke with the owner and she gave me a finance company that she used so it worked out great! Going to view the property today and then make the offer. Thank you everyone for the advice.

Hi Maura,

Thanks for your response. No it is not off grid it has consistent power, central air and heat, water, and all the appliances of a normal house. It is suitable to live in permanently it's just that the advertisement calls it a cabin and I don't know what differentiates the two. I've tried to contact a few other banks and no luck yet. The town where I'm trying to rent in is very small and they don't have any banks and the city I'm trying to get financing in is about 45 minutes away. I can try the smaller town next to it to see if they would favor my situation more. I just don't understand what defines a cabin and what defines a house. They have a neighbor next to them that has lived out there for 30+ years. Thanks for the help.

Hello All,

I recently found a property located in South Texas. It's 2.5 acres with 130' of riverfront property and a 2 bedroom 1 bath cabin on the property. I was considering moving out there or using it for a vacation rental when I work out of town. I tried to get approved from a lender and they approved me but then looked at the house and told me that they do not finance cabins. I asked them if they knew any other lenders that do and they couldnt help me out. Is this very common for lenders? Why would they not want to finance a "cabin"? Any help or advice would be greatly appreciated. This is a once in a lifetime deal with 4 other people looking at the property. Thanks in advance.
