Right now, the property is in OK condition. From a general view the roof is fairly new, needs a paint job on the inside, mechanics look good (I have been in the property a few times). It still has an $80,000 mortgage on it and the owner hasn't been paying their property tax. I am trying to buy it, fix it up, and sell it. The prices for the houses on my block are around $160,000 (the lowest that was old) and $200,000 (the highest that was sold). 

Hi, I'm a little new to Real state and I have a question. I found a good house I believe would be a good "Subject TO" deal or a short sale deal and I do not have an active Real Estate license yet. I was wondering if I can hire an agent who is experienced in either of these ways to do the deal for me or should I try to wait until I take my State test for my license, which is in 3 more weeks. I have already talked to the person in which the property belongs to on several occasions, since its a close friend, and now they are waiting on me to make up my mind.

Thank you for the responses. The last house that was sold on my block sold for 202,000 4 months ago. The comps the houses around my area is 180,000. I have been in the property before and I know it needs a work on the inside.

Hi, I am a little new to Real Estate and I just have a question. Sadly my neighbor died 2 years ago and her house has been sitting next to ours abandoned for 2 years now. I have talked to my neighbors child on buying the house but they stated that there was still $80,000 owed on the mortgage and I also know that there are taxes still owed from 2019 that was not paid (from what I can see in the county records). I was wondering whats the next step to trying to get this house without obtaining the full $80,000 mortgage that was left behind on it, if there is any.
