Thanks @Jon Klaus. Our properties typically range in price from $60,000 to $99,000 and the rents from $600 to $900 per month. We don't provide property management directly, we use highly qualified local area property managers as our properties are in the Columbia, SC Metro area to the Charlotte, NC Metro area.

Thank you @Ibrahim S. Born and raised in NYC and always hated the winter but love snow. You really should join us here in the South, the real estate delivers such great returns. An investor sent me a NYC deal for $90,000,000 and that was just for the dirt. I can buy all of Charlotte, NC for $90,000,000 lol

Hello BP, my name is Nechelle Vanias and I'm originally from New York City. I've been in Charlotte, NC for almost seven years. I'm an ADD Mompreneur with 5 kids ages 2 1/2 to 12 1/2.

I started investing in NY ten years ago by selling properties on eBay. And now we invest primarily in the Carolinas. I work with investors to build portfolios mostly with off market residential and commercial deals. I've completed well over four hundred transactions.

We use private money for our fix and flips and sell fully rented to buy and hold investors. In fact, we vet the tenant first and let them choose from a few houses that work for our numbers. So on the day we finish renovations, we have a tenant moving in. Always looking to condense the timeframe to exit on a deal.

My goal in real estate is to build twenty thousand dollars in passive income from residential and commercial investments. To build trust funds for each of my kids with appreciating real estate holdings. And to help new investors go big or go home because the only true learning comes from doing...

We also own a medical spa in Charlotte, NC where we do pain free laser hair removal, other cosmetic lasers and Botox. We're building that brand as the only membership based medical spa.

I have a lot on my plate but wouldn't have it any other way.

We had an investor wire us $15,000 for the purchase of a property (yes in the early days we had investors send us cash instead of to a the lawyer to be held in escrow, that's just how much our investors trusted us). When it was time to close on the property, the buyer couldn't be found. Here we were with $15,000 in our bank account and the buyer wouldn't answer our calls or email.

Not knowing whether he died or was laundering money or what happened, we consulted our lawyer about what to do. He advised us to tell the bank to reverse the wire, which we did. There went $15,000 but at least the FBI wasn't busting down our door, lol.

The deal is under contract and now we've begun selling the leasehold interest in each boat slip for $26,000. This results in a net 8% CAP return for the investors that are buying the boat slips. The lawyers in the deal are taking care of all of the legal paperwork savings us thousands of dollars for this to be structured right.

We are finding most of the interest has been from outside of NC, seeing a lot of our deals coming from NYC and CA and other places. We've reached out to all of our contacts even in Australia, the UK and Canada and have been selling them on the fact that it generates rental income like a residential property but without the leaky toilets and late paying tenants. So it makes sense for the out of state/country investor. Very hands off, a new found real investment twist for me now.

I will keep a count down of the number of slips sold, as they come. We're looking to sell 176 in the next 14 days. Ambitious yes, but we've got all hands on deck (no pun intended, lol)
