This info is a really good read! I will be monitoring this topic. Thanks guys!

My opinion is if you have the right team in place that will work on a specific task & over see the ventures associated with the core business, I say go for it. Your business only grows if you are making the upward trend changes with the market to offer what others are not.

But like most of the BP members posted depends on your clients & scale of business. The guys who make the most money are those who know how to build teams for what it is they want to create/add as a business to complement an creative idea, not work at one job, focusing on one thing with no time to think outside the box.

@Al Williamson  I like the idea of what you are speaking on. I never heard of these companies until the discussion here on.

Thanks a lot for all of the helpful information guys. As of 9am this morning the house has been foreclosed on & I will probably have to see how the auction for it goes. The son that I was in contact with kept giving me information piece by piece, meaning everytime I talked with him about the house all this past week he was telling me something new that would of helped me structure the actual deal better in a timely manner. But I do take some blame for not asking any & everything about the house & their situation all at once. I found out yesterday that he said that medicare will only allow his mother to sell the house at FMV [$67k], which was not going to happen because of the margins / spreads was not big enough in that neighborhood's comps & plus home needed some touch up repairs.

Your at a Gross Rent Multiplier of 5.09, which is not a home run but it is very solid. I would definitely take a look at this deal. My quick analysis looks like this:

Gross Potential Income = $24,600

Net Operating Income = $12,300 (50% guideline)

Debt Service = $7920 (Assumes 80% LTV, 5%, 20 year amortization)

Cash Flow = $4,380

Cash on Cash Return = 18% ($4,380 / $25,000 down)

This is just a quick analysis. You will need to go far more in depth if you decide to move forward. But on the surface I would say this looks like a deal.
