As others have mentioned it depends on the asset class you are looking at. For retail I think they want you to put 30-35% equity (got this from a commercial broker yesterday). For owner user type of SBA lending you can get a higher LTV. I can look up some commercial lenders and DM you but you need to specify what asset/property type you are looking at

Do you do SBA loans? For owner/user - Medical office condo
Or any other long term options without the 5 year balloon

Please include me in any updates

Quote from @Erik Estrada:

Hey Simian,

Is there any reason why you are looking at conventional financing for a BRRRR? You can honestly get better pricing with a DSCR loan right now

Hi Erik,

I was trying to establish that I didn't need hard money lenders but yes good to know about DSCR loans. Learning every day, thanks!

I plan to buy my first investment property in the next 30-45 days. I would appreciate any recommendations for these in the greater Houston area:

GCs - investor friendly but someone who is reliable, honest and trustworthy (for duplex/fourplex)
Lenders - conventional, for implementing BRRR strategy

Thank you!
