Single-family residence fix & flip investment.

Purchase price: $400,000
Cash invested: $100,000

Great value add home in a popular neighborhood- Southdowns- in Baton Rouge. Adding another bed and bath. When finished I will list it for $675,000. Excited about this one!

Seeing the house and seeing it's potential.

How did you find this deal and how did you negotiate it?

I thought it might be a good fit for one of my clients but she ended up thinking it needed too much work. I couldn't get it out of my head. Needed to line up a lender, contractor etc. Then

Single-family residence buy & hold investment.

Purchase price: $200,000

Cute, little 2 bedroom home near City Park and LSU. Located in the Garden District and on the St. Patty's Day parade, this home is perfectly situated. Shotgun style and has a nice fenced back yard.

What made you interested in investing in this type of deal?

The price, location, style of home, and size of home (easier to manage).

How did you find this deal and how did you negotiate it?

It popped up on mls and the price was $225k. You don't find much at that price in the area so that immediately caught my eye. I am a realtor and am pretty great at negotiating. We got it down to $200K. It just appraised for $218K.

How did you finance this deal?

Conventional bank loan

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Mike Hanna, lender with Hancock Whitney was exceptional. Also, Baton Rouge Title made the process seamless.
