So i hired a property management company to take over while I moved away. the tenant moved in in May. my first repair bill was for $447.02 the next bill was for $734.32 that was for home depot to pay for the first repair bill. found out that the 442.02 was for labor only. July comes and I get the full amount. August comes around and I get a few hundred taken off but I don't check the statement as to why. I looked today to see my balance and wow did I get a shock!

see all these charges that they made in July like a ceiling fan, vertical blinds a new vanity and soffit. I put in brand new ceiling fans and vertical blinds 2 years ago. they also charged me for a utility knife and extension cords!

the tenants were in there since may, I have only gotten 2 checks for August and September. 

Before I scream at them when they open what should I say?

an update... the squatters rented an apartment and they are leaving on Saturday. I have 1 person looking at the place on Sunday and if he does not want it I will get a property management  company  to do everything for me because I will be out of state. Thank you everyone for your expert opinion. I did give them a 3 day notice to quit and they started looking for an apartment the next day. A couple friends told me to go to their commanding officers because they are in the military. Luckily I did not have to do that or file the eviction notice.

I talked to the roommate and she got scammed by the original renter. She is willing to pay$150 more per month, will do a background check and give a full months deposite. She was just told by the renter she was moving the day after she gave the rent in cash. Am I making a mistake by letting her stay there? Any good property managers in Colorado springs?

I have been renting my house out to an older couple for 2 years. They moved out June 1st and let their daughter in law take over the lease. she signed a year lease and she told me on June 28th that she had to move July 6th. I was pretty upset and she told me she knew someone who could take over the lease for her. I told her no because I could get at least $400 more per month with a new lease. She was a single mom and I thought we could help each other out. Anyway a few days later A lady calls and tells me that she is my tenants roomate and has been living there for over a month and is getting mail there. She does not want to move and will pay extra per month. I told her no and then she says that she will sue me. This person is not on the lease. What rights does she have? how do I get her out of there? I am in California and the house is in Colorado Springs, Co. I just don't know what to do.
