You should still account for property management, you never know what will happen. If you don't use it then you pocket that money. But if you have to get a PM and you don't account for it then it's eating into your ROI.

You can't assume that property taxes will not increase.

What is future expense increase maintenance fee? Is this the HOA or the property maintenance?

In my opinion the HOA will never go down so you might want to factor in % increases. Good idea on contacting the Association they can give you details on what they cover.

What are you setting your expected monthly ROI to be? What do you want to see? That's how I typically look at the prospect property. Not the only thing but it's on my short list.

Have you tried to use the search at the top right of the screen and just put in 'umbrella policy'? I got a ton of hits when I did this.

It seems that this statement determines the outcome and I would definitely consult a tax advisor:

"I am planning on purchasing a SFR with the intention of living in it for 2-3 years, making upgrades, and selling when I move out."

If you are living in it already for that amount of time, it would seem that it is considered your primary residence and would not be allowed to be depreciated.

There was another post on the forum related to flipping and "intent" and the length of time the property was held.

Maybe this will have some information to help you on your search. Matt Devincenzo post was of particular interest in answering a question for me surrounding this subject.

if you have his name how about looking him up on the court web site. Here in Florida, records like mortgages, deeds, marriages, "and" arrests or things like tickets are recorded. A friend of mine got a speeding ticket and we looked up her name and it was there. So for arrests, I would think you would find the same information. Not sure if all states/cities do this that extent.

Mine was a conventional loan 30yr 3.25% with 20% down.

@Erik K. you had quite an ordeal there with this one. Glad it worked out. What was your total eviction cost? I saw the earlier posts and was adding up the $$$ so it looks like it was around $300, not including changing the locks?

@Wayne BrooksI have not completely closed the door to RE-licensing. It's just not on my immediate radar. I have a friend who well understands my fear of this and taking tests in general. I'm feeling rather inspired after reading tons here from others that are very supportive.
