@Jay HinrichsI’m looking to buy land and build townhomes to sell. I keep seeing promising deals, but I’m not sure how much due diligence to do before making an offer. Should I be talking to architects beforehand, or wait until I have the land? I have some funds but don’t want to risk it on a deal that might fall through because of zoning, design, or construction costs.

What’s the right balance between taking action and making sure I’m not missing anything big?

@Sean Smith You are right, I have met quite a few people using that strategy, something I will consider. As of right now, I would like to target the west side, but things are so expensive I might have to begin in the Spokane area. A couple of projects I am looking at are converting land into Medium Density Residential projects like townhouses, and selling those. I am having a tough time understanding how much due diligence on a project I must do before moving forward with acquiring the land. I see projects with potential but I don't want to pull the trigger too soon without having potential investors lined up.

I’m looking to get into real estate development and would appreciate advice on where to start. The process can feel overwhelming since I haven’t done a project like this before. What’s the best first step to take if I want to break into development especially in a market like Spokane?

Hello! I am trying to find someone in WASHINGTON STATE that invests in tax deeds & liens. I can't find anyone on here and I have done searches on linked in but no results that I need. I know a lot about them but would love to do a deal with someone nearby so we can work together.

I am looking at buying my first rental property, but I want to know when is a good time to buy? Areas I am thinking about investing in are Eastern Washington, Tucson Arizona, and Las Vegas Nevada. I also wanted to see if anyone had any other ideas of places to invest in (Growing).

Hey @Will Fraser, thanks for your response. I have not invested in anything yet, however I will make my first investment within the next two years. 

At the moment, I have been analyzing deals and tracking them down to see how they do. In addition, I have worked with some real estate investors and they have taught me more information.

Hey  @Aaron Nelson  - My name is Ren. I am 16 years old and from Seattle, WA. I am a beginner in real estate but I am reading books, attending podcasts, webinars, classes, and talking with those who have experience when it comes to investing! I am reaching out because I want to learn more about real estate.  One of my goals is to purchase my first 4 unit property when I turn 18! and what I am doing to get there is building my credit score through a joint account, and running my own business. (saving all of my money) If you have any advice please be sure to let me know!
