Anybody have any experience using Zumper.com?  Think it's free.

And I agree about Surf City.  It has grown a lot in the last few years. It even has a new bridge but still my favorite beach when I want to go to the beach.  It's just a bit north of Hampstead.

The Del Webb Community is off River Road which is the southern side of town. I will say with land so expensive larger lots are the exception and not the rule here. If you want a larger lot with privacy and a natural setting I would check out Forest Sound in what I call southern Hampstead. It's just 7 or 8 miles north of Porter's Neck Rd off Hwy 17. The covenants require the lots to be 2 acres I think minimum. It's really a hidden gem older neighborhood as it has a marina with boat slips & a ramp. Probably still a few lots for sale in there too. The residents manage the HOA still & not a Nazi Management Company. They have community events like shimparoos, barbecues, etc. I don't believe the other communities have access to the Porter's Neck Clubhouse. Some of the smaller subdivisions have clubhouses but much smaller than Porter's Neck.

I actually live in the Porter's Neck area and love it!  Convenient to everything now that I-140 has an exit just a minute from Porter's Neck Road.  The rather large Porter's Neck Subdivision is further down Porter's Neck Rd. than where I actually live but has a country club, golf, etc.  The Wells Fargo Golf tournament which has very discriminating criteria was held a few years ago at the neighboring Eagle Point golf course.  These 2 golf courses are actually across the street from each other.    FYI, a lot of people made a killing turning there home into an AirBnB for that week.  As a result, the need for a hotel here has been realized so they are building a Holiday Express at Porter's Neck & Market St.  Can't say how stuffy these people are but the real elite live in nearby Figure Eight Island. There are plenty of other subdivisions near Porter's Neck that you may find appealing especially if you don't golf.  Avenel, Vineyard Plantation, Blue Point, Porter's Crossing just to name a few.

Long time Wilmington resident here.  I call the retirement home the lifestyle home.  Finally you can pick something not based on school system or commutablity to work.   Really depends on what that dream lifestyle looks like for you in retirement.  Do you want a golf community, boat slip, acreage etc.
