Of course the location has to be strong and finishes attractive, but there are not many well-run, large houses and that's where I've niched; bigger groups pay bigger numbers instead of having to stay in a hotel. There is definitely a "luxury" market that does well, and you can track those down on AirDna or otherwise, but I think those can get lost in the quantity of supply that's come online over the years. If you can get a pool, its a huge perk with our heat... almost 100* every day for a week now and I wish I had one. Fire pits look amazing in photos but are really only used in the offseason so portable ones can be a better option, and likely more cost-effective. Pet-friendly all the way, whether the yard is fenced or not. PM me if you want to spit ball any more

I’ve been seriously thinking about getting into the Airbnb game here in the Triangle (Raleigh, Durham, Chapel Hill), but before I start investing, I wanted to reach out to folks who are already doing this.If you’re hosting in the area, I’d love to hear how it’s been going for you — the good, the bad, what you wish you knew before you started, etc.Just trying to learn from people who are actually in it before jumping in. Appreciate any insight or advice you’re willing to share
