Hi Joshua, welcome. A 3/1 is a three bedroom, one bath home. 

Thanks so much for your thoughtful and complete answer!  I can't tell you how much I appreciate the inside point of view and the suggestions.  The old adage that, "if it seems too good to be true, IT IS" holds true every time. I'm going to take a good long look at the new regulations/inspections/certification requirements. Before I even sent my post out there, I had a bad feeling about Port Huron, and started looking at Marysville and Fort Gratiot, based primarily on the low crime rates, and other demographics. 

No, not originally from Port Huron, I grew up in Plymouth (near Ann Arbor) but live in NYC now, and have a little summer place in Lexington.

I noticed a number of members from Port Huron, Michigan and I'm throwing this post out to any Port Huron or Michigan investors. I recently purchased a small seasonal rental in Lexington, Michigan (a beach town), and have been seeing alot of very good-looking deals in two-family homes near the Hospital and College campus in Port Huron: two-flats for under $70K, (average rents for 1/1 $550; for a 2/1 $650-750) low taxes, recent capital improvements,  BUT, I've also read alot of negative forums regarding crime, and the crime statistics for Port Huron are WAY higher (in certain parts of the City) than either the Michigan or the national average.

Anybody have any insight into what's going on in Port Huron, Michigan?  I spent alot of time driving around over the summer and it appears that it's experiencing a mini-boom, lots of old downtown storefronts, formerly vacant, now open with new businesses, a California company purchasing the local hospital (presumably for expansion), a very large community college, etc. 

Is it too good to be true?  Why all the landlords unloading property so cheaply?

I was looking at small commercial but decided I'm not smart enough :) 

I'm looking now at duplexes or fewer than 4 unit apt buildings. You are both right, taxes aren't bad AT ALL compared to many metro detroit areas.

So, I presume the cash is flowing well, I was concerned that the taxes would eat up the monthly profit. So do none of you think the taxes are too high?

I am so sad and so proud (at the same time) to be from Detroit...we are tough, we will be back.

Has anyone heard anything about homesteading in Detroit? I thought there was some talk about the City doing "free"  land deals like they did long ago to bring people back into the City to rehab its neighborhoods.

Cyle, yes those Boston Edison and Indian Village homes are VERY tempting aren't they? I think you will find that many of them have some serious deferred maintenance issues, at least that's what my research and experience has shown.

Thanks for the tip on the Red Wings area, it's something I hadn't heard about. I've been looking at the University District, as it has well...the University, and several of the large hospitals are very close by.

Peter, I sincerely wish you the best on your venture. I always say, "The City won't get better until people live there and people won't live there until the City gets better." As a life-long Detroit booster and someone who always patronized downtown businesses and worked there for 15 years, I had to finally, reluctantly, stop going. I had my car stolen twice and was mugged three times, once in Grosse Pointe and once at gunpoint where my companion was shot and badly injured. This was in better neighborhoods, in broad daylight. I need to see an end to the "Wild West" mentality before I can feel confident in Detroit again. I guess we are all a product of our own experiences. Please keep us posted on how it's going, I'm very interested and hope like hell my poor city is coming around!
