in my opinion I think you should have your own person/contractor go by the property so they can estimate and verify what's needed. If it is in fact something that cannot be repaired, it should be replaced as soon as possible. Anyone can correct me if I'm wrong, but I thought the furnace works along the condenser unit regardless if it's in heat or cold setting- if I am correct then it may have to be a priority for the sake of the tenant. I have an AC guy who you could possibly call and he can give you more info. He replaced my outdoor & inside unit for a lot less when all the big companies were quoting me 5.5k+ , Good luck !!

In my opinion if you decide to take out a loan to purchase a house and your score is below the lender requirements, then go ahead and pay off some debt to increase your credit score...unless you have someone to co-sign. But it doesn't sound that your score is low, so In that case I would suggest to go the investment route , whichever one you decide. Good luck !

hi @Lisa Landivar , best of luck finding that property! I think it's great that you're choosing this area. Especially if you're thinking of holding the property for a while to get some equity. Prices keep increasing every day. I have lived in the argyle area for about 7 years and have owned my home for 4, this area is a few minutes away from the naval station, west if you're looking at a map. In my area you can find foreclosures for about 50k's , but they will need some work. If you ever purchase around here to hold or flip, it will be a great investment since houses don't last very long and prices increase every day. 

For example, my house was purchased for 42k, total spent was about 70k including the price of the home and now I can sell for 150k. If I decide to rent it I can get around 1150-1200$ a month and this is a B class neighborhood based on the description you listed above. I also have a friend who purchased a townhouse for 70k near Collins and Roosevelt which is maybe 5 minutes away from the naval station, B-C class. This townhouse needed carpet, maybe a sink replaced but overall it was in great condition. This is a very hot market so it may take some time for you to find a property, but as soon as you do I would advice to jump on it and get it under contract. Also just to let you know, The more you go into the argyle area and closer that you are from oak leaf , the more you will pay for a house due to the great schools and the new neighborhoods. 

If you're looking for -C class neighborhoods i would say to buy closer to 103rd and blanding blvd which are cheaper , however ... due your homework , some areas have a high crime rate, other parts are better.
