Depends on the state. In some states, they are titled as vehicles, in which case you can use a one-page assignable purchase agreement. Talk to someone who knows mobile home titling in your state, as each state is a little different.

I have a number of friends and clients who have house-hacked along the Rt 1 corridor in PG County. If you are going to occupy the home yourself, you likely won't need 20% down, and I can put you in touch with a lender if you like.

No, it's very easy to record cash payments (as well as add/delete/edit entries) on the tenant ledgers. You just have to do it manually. So you can have tenants paying in different ways and it doesn't cause any hiccups. (Even one tenant paying cash one month and online the next etc.) I had a couple tenants as well who were older and didn't want anything to do with the internet. They paid in cash for rent as well as utilities and there were no issues.

You can also set it to auto-fill the monthly rent charges on the ledger, or other recurring charges, for all tenants regardless of how they pay. On the ledger Buildium automatically records only the online payments made through the tenant portal. Sorry if this is too much info. Buildium has a bunch of great tutorial videos available through the dashboard that show you step by step how to do everything on the platform. @jaretwalker I agree that Buildium seems to fit well with your needs described above. I used it for a few years to manage 19 or so properties, some of my own and some for clients (stopped recently). I was very pleased with the online payments, record keeping, and maintenance request alerts. Most of my tenants were able to use it very easily and preferred it to any other mode of communication or payment. I don't even think I utilized all of the features, but it was very good for the basics I needed it for. I think the software could be improved for vendor payments and tracking, but that wasn't a huge issue for me.

Are they tied to the land they're on or in a mobile home park? Try 21st Mortgage, they are the biggest lender on manufactured homes in the country, I believe. May not be possible if there's ground rent.

Try RedX geo leads for geographic info ($50 per month gets you 2,000 records per month). I also use truepeoplesearch.com and have had good success with it. best of luck

I've noticed the same with Craigslist over the past year, and have gotten a lot of flaky leads from Facebook that don't amount to much. Facebook ads seem to work a little better than just a marketplace posting, but still not great in my experience. I have 2 higher end rental listings in DC right now and in those neighborhoods there's a huge rental supply so I've been assuming that renters just have a ton of choice and we need to lower the price or up the value proposition to get more interest. So basically, I'm having much the same experience.

Try "Making Money with Mobile Homes" also by Lonnie Scruggs. Also look up John Fedro at mobilehomeinvesting.net and his YouTube videos. You can still sell a mobile home on payments without violating Dodd-Frank, and you can always use a mortgage underwriter if necessary as well. Feel free to message me and we can chat more - I've done a number of mobile home deals in Maryland with different exit strategies.
