Things have really heated up here in Dallas" I think the word is out across the nation about Dallas and everyone has decided to invest here. All of my recent offers have been met with multiple offers. We may have to be more creative and try to get deals before they hit MLS. Are you experiencing the same thing? What is your strategy?

welcome @Brian Bustos I think some people get their first few properties thru conventional financing then move on to more creative financing like refinancing, private money loans, hard money loans, etc. I recommend reading @Brandon Turner's book No and Low Money Down.

Hey Christy, click on the resources tab above and in the drop down window you will see REI investment clubs. Then you can select Texas and look for you local area. You can also type DFW meetup groups in the search box and you will get a ton of past responses. I recently attended a Saturday meeting in Fort Wort they offered training and breakfast at a country club. There are many different options

I just wanted to say thank you all for you advice on the seller who wanted to remain in the home 5 days after closing. I am pleased to report that the seller moved out on yesterday and I officially took possession. To my surprise the seller left the refrigerator, washing machine, Hoover vacuum cleaner, a jar of pennies probably $25 a plant on the fireplace with a card addressed to the new owner wishing me much happiness in the new home. I am glad this situation a ended well. Just wanted to update u all. I got lucky this time but will make certain we have proper paperwork next time.

Are you doubling up on all payments or focusing on paying off first one you acquired? How many are you paying off? It seems that most on BP are in acquisition phase it's nice to hear from someone who is selling and paying off.

@Wayne Smith you mentioned that you only purchased homes that were below appraisal. What was your strategy for finding such properties? We're you able to find any on MLS or were you using a different method? Is the property you are selling in Dallas currently on MLS?
