Hi. Been asking questions here in the forum. And the answers has helped me a lot on my decision making.

Anyways, I live in San Jose, Ca. Finally decided on a garage conversion ADU and plan was submitted today to the city. This will be for rental when done. This will take about 4 mos probably to get the approval, then they will start construction.

My next step now is to buy a rental property. Either a duplex or single family home to start with. I’m deciding between Indiana (indianapolis or Lafayette/west lafayette) area since I lived there before for 4 years or buy a DUPLEX in Sacramento area.

My primary goal this year is cash flow. Along with my ADU project, I hope to increase my Savings and cbuy another property next year locally or somewhwre closer to San Jose.

Was planning on paying cash on a property in Indiana to start with rather than using financing with Duplex in Sacramento. Would love to hear your thoughts.😀

@Caitlin Bigelow - thanks for the info. Very helpful. My decision changes from time to time for the past 2 mos. I live on a corner lot. Part of my yard is on the side of the house. Huge lot in front. So the yard at the back is not so big but can allow around 550 square feet if detached.

You're right. It is the cost in determining garage conversion vs detached ADU. And of course the return. How much rent would I expect in a 1 bedroom converted garage vs detached 1 bedroom. If I have this info, I can probably compare ROI in terms of rent amount.

Hi. I'm from San Jose, Ca. I'm in the designing phase of my ADU but can't make up my mind wether I'll do a garage conversion or detached ADU. Lots of pros and cons for both but need your opinion.

After this ADU project, planning to buy my first rental property as well.

@Mike Bargetto - hi mike. My name is Rhyna. I live here in San Jose. I have a house here in the Evergreen area. I'm planning to build an ADU this year to have it rented. I've been looking at out of state and deciding to invest somewhere in Indiana since I lived there for 4 years prior to moving here in San Jose. Have you had any experience buying rentals in this area? Interested to know your feedback and what other out of states worked for you. Thanks for the reply.

@Chen Zhou - Thanks for your reply. Planning to start this year and started talking to 1 architect and a build and design firm. Can you share your architect and builder? And price per square meter. Planning to build an ADU 1 bedroom 1 Bath, rent in out and in the future for my special needs son to live when he's 20 with a caregiver. And possible a rental income for him when we're gone. Thanks in advance for your input.

Hi. I am debating on how to use my savings for next year? Build an extension (2 bedroom 1 bath) to my house and rent out? Or use it as a down payment to purchase out of state. I live in San Jose, Ca. Would love to hear your feedback. Anybody in the same dilemma? Thanks.
