I agree with Travis, If you dont have to spend $10k renovating in order to increase $300 a month that will take you 3years to get those 10k back IF you maintain a 3 year lease with no interruptions (no new tenants where you have to spend money repainting walls and shampooing carpets) I would say keep the 14year long tenant. of course if the numbers work.

my point of view is that depends on the area. if you over budget on a neighborhood that cares more about how close the walmart is rather than an Italian hand crafted crown molding you will loose money. Another thing I see a lot being a contractor is that new flippers try to design "their dream house" and not for the general market. sometimes a $2k toilet may be your dream come true but not for the home buyers interested in your house.

I'm a Contractor, and all the realtors/builders/flippers ALWAYS ask me to do light grey walls, white trim and doors, white kitchen cabinets, subway tiles, and grey or light beige LVP. I know it may look like boring to you, but it is easy for stagers to decorate, and I'm guessing buyers are used to these colors now so its becoming like a "standard" new empty house ready to move color.
