Hello! Happy 2010. In regard to common expenses of a rental, these are negotiable between the Tenant and Landlord, whether written on a napkin like in the old days or by using a more formal legal looking form, as long as there is a meeting of the minds and the document is fully executed without duress, you have a bonafide contract. So if you state in the written agreement that tenant is to pay all utilities to include but not limited to, blah, blah, blah, and if all adult parties sign, you have a legal contract. Didn't read the article. Only read some of the posts. Here in California, the Appraisers use only the most recent comps, going back only 3 to 4 months, and include ALL sales! When we do our pricing, we do it on a block to block basis, it is deadly otherwise! What a mess! -- Dawn

I agree with Bill. Shadow someone that is doing it. Why my kids won't is beyond me, except that as with many a family, the 2nd generation just wants the purse and not the hard work that won it?! -- Dawn

Welcome! California here. Hubby and I do Auction - Trustee Sale Flips, trying to retain value in our local communities. Communities, plural since we travel thru-out California and have family in several counties. This state was hit hard in the 90s and here we are again making news with more than a couple counties making the news in a negative way. What a great kid, with a head on your shoulders!!! My kids grew up in real estate and it would be a dream come true if just one of the three would just attempt to step into my shoes, bu noooo they would rather struggle!!! Count my blessings, at least daughter will be CPA, but 19 and 17 just want the car keys, not willing to pay their dues with BPOs etc, where did I go wrong, LOL. You give me HOPE! Great advice here... over 30 years investing and this site takes the cake! -- Dawn

the issue is consistency. sometimes they do a great job at a decent price and when you come to rely on them, guess what, they are out behind the barn drinking a 6 pack with their buddies cuz in their mind they have it made in the shade cuz they are on the elite vendor list and therefore they are surely gonna' get paid! great idea, but...

Not that hard, been there done that. Just get ahold of the state and start the licensing process, administrator etc., there is a demand, can't imagine neighbors objecting seniors over motel, hotel patrons., but then again, nothing surprises me these days. Good Luck. -- Dawn
