Thanks for the insight. That is good to know about turnover. I'm also looking into value add but would like to find a contractor I can trust.

The question is geared towards those that have used the BP rental property calculator and BP Insights to come up with a potential CoC return. For those that have closed deals did you end up missing tbe mark on what you thought you could charge in rent? Or did you underestimate repairs or percentage towards vacancy etc?

I am looking to purchase my first property and I am interested in hearing how accurate your pre-deal calculations compared to actual figures. If there were big gaps in your analysis what areas did you miss on? Was it rent amount, repairs etc? I am trying to analyze 10-15 deals a day and I haven't hit on anything around 10% CoC just yet but I am wondering if my calculations are not as accurate as they should be. Any advice is great appreciated.

How accurate has the rental property calculator been compared to actual figures? Has BP Insights been pretty accurate? I feel that the closer I can get with my projections the better results I will have. I am looking for my first property and I try to analyze 10-15 deals a day. I haven't hit any home runs and I am starting to question my calculations. I am all ears to any advice you're willing to provide.
