Ali , i live in Houston , great place for rentals , the rents in all areas are great , but alot of competition right now , alot of investors and companies bringing up the prices to flip or rehab , i have 4 rentals here , but started investing out of state about 3 years ago , but i am always looking to find a deal here in Houston , you just have to react quickly , hope that helps , thanks

Craig , if you have money saved try a conventional loan ,20% down or if you have equity in your house , try a cash out loan , either way you can have cash to get started , then do alot of research in your area , rents , comps on house for sale , contractors , rehab costs , good luck !

add the rehab cost into the loan , alot of lenders will let you add the cost . then you can always refinance after your done .

what is the ARV , then add the rehab cost and see what the rents are in the area , if all the numbers add up , then go for it ! you have to start somewhere and you already have the remodel and junk removal covered , just keep track of all your cost and set the budget once you get the numbers , good luck !

i agree with Lawton ,Ok , the rents are not as high in some areas as OKC , but the prices for homes in some areas are very low , you have to compete with rent on military housing , not to bad , i have been investing from out of state ( Texas ) going on 3 years now , good luck
