Hey everyone. I'm a wholesaler (SFR). I've only done absentee owners and I have seen a moderate response rate (3%). I'm thinking about diversifying the type of list I use. I'd like some ideas as to the best list to use. Any and all input is welcome. Thanks everyone.

I'm an investor here in Jacksonville, and I also own an insurance agency. Give me a shout whenever you're in need of insurance for your properties in Jacksonville.

hello successful investors,

I have this lot that I've got a buyer for. He lives next door, decided to purchase the lot from me. He just purchased his house a few months ago. He has good credit, does have a nice pension he can use as collateral. How can I assist him in finding him financing?

That's a great idea, Michaela. I will absolutely try that.

Thank you, Dev. That's what I'm hearing from mostly everyone so far. I've called a few developers, and they tell me they like a minimum of 8 to 10 acres to make it worth their while. Do you think it's a case of reaching out to any and all developers and see if one will take it?

Hello successful investors,

I've done only SFR until now. This deal for a lot came across the wire. It's [REMOVED] My asking price is [REMOVED], well below market value. Unfortunately, the SFR buyer list I have is of little use. I'd like to tap into BP collective genius here to help me come up with some marketing tip for this one. Thanks for the help everyone.

MODERATOR:  THIS IS NOT AN OFFER TO SELL A PROPERTY.  IT IS A REQUEST FOR MARKETING ADVICE.

I am a wholesaler. I guess I'd qualify more as a real estate 'entrepreneur' than as an 'investor' since none of it is 'passive' income. I love the creativity involves in working deals. I'm currently in Jacksonville. My biggest issue is organization. I've gotten better at it, but still not where I want to be. I welcome any tips on that front. I'd like to eventual get into buy-and-hold, flips. Thank you, everyone.
