Thanks for the input. Joseph, I heard Texas is a very buyer beware state. I noticed you posted you had an inspector and contractors to do an inspection. Is it best to have contractors with an inspector or will an inspector alone be fine?

With just about everything on lockdown is it worth it to invest in a duplex/triplex in San Antonio or El Paso TX?

I've looked around California for investment property at lower rate than here in Los Angeles and found Fresno to be one the least expensive areas.

Hello my name is Richard, I live in the Long Beach area (Los Angeles County).

My question is:

 I own a house that is zoned "Heavy Manufacturing" but also its my primary resident. Would I be allowed to do a 1031 exchange, in that, I could investment in 2-4 unit properties since my residences is not zone residential but zoned Heavy Manufacturing.
