The stats go as follows:

12 Mo. Deliveries in Units : 315

12 Mo. Net Absorption: 751

Vacancy : 4.1%

12 Mo. Rent Growth: 5.4%

The multifamily apartment market in XYZ exhibits strong fundamentals in terms of rent growth, occupancy and leasing velocity. According to a report published by CoStar in Q2 2016, effective rents grew 7.2% over the previous 12 months and overall vacancy is 4.1%. Newly constructed multifamily projects in downtown XYZ  have achieved strong lease-up velocities amidst new competitive supply, with ABC leasing stabilizing earlier this year after leasing 30 units per month beginning May 2015 (96% occupied), and ABCD  leasing 20 units per month (May-15 to Aug-16 lease-up, 95% occupied).

Hello,

     I'm New to real estate, and was reviewing a new apartment building deal when I cam across the term "Net Deliveries". I couldn't find a helpful definition online. Can someone please explain this term to me? Thank you.
