 Right, it's becoming more popular as of late. We have 40+ doors and this would be our first venture into this type of tenant. They are paying a slight premium and extra security deposit. We're going to go ahead with them as tenants but want to make sure we have extra provisions in the lease to protect us. 


 Hi Chase! What area are you in? We are looking to expand and could potentially fill any vacancies you may have with multi-year leases.

Hello BP! I'm a noob here who has some questions!

1. I have found a couple properties (SFH, and Duplex) that are only in need of cosmetics (Flooring, Paint, other minor things) The numbers look great to me. However, I am confused as to how I'll be able to rent it out immediately after rehabbing. I thought you can't Rent out a property for at least a year..

What kind of Loan am I looking for? And do you suggest any specific lenders/companies? (I'm in Maryland)

I know I'll need a hard money lender. Purchase the property, rehab it, hopefully have it rented in 4-6 weeks. Then what? I know its Refinance but I just don't know what type of loan I'm looking for... I tried searching here and surprisingly couldn't find any answers.. TIA!!
