Post: DIY metal roof install

Our rental has a covered deck on the back. Shingles, about 1 in 8 pitch. Of course, it leaks..... I thought a metal roof would be a permanent fix. Home Depot's site makes it seem like a straight forward install. One question I had was what keeps a metal roof from leaking at the screws? Can anyone recommend a better DIY guide to read?

Just had a quote for my first rental. $625 initial fee, $165 per year to maintain the bond. The house in question is on a crawlspace. I would not own a house in coastal SC without a bond, seems like every house here gets termites eventually. According to a neighbor, a house just down the street from my rental got a bad case of termites in the floor joists, no bond. Repair cost was over $30,000. For the small annual cost and huge peace of mind, I'll pay a pro anytime.......

Sorry to take so long to post the solution, I've been "a little busy" fixing this place up...... The problem was a disconnected common wire on the receptacle in the adjoining bedroom. Replace the receptacle, problem solved.

The button on the GFI pops up when it trips, correct?? If so, the GFI isn't tripping, it just goes dead.

The fan is the only thing we tried. It happens when it is plugged in, it doesn't have to be on. Are you saying that the white and black wires on one plug or the other are reversed? I'm not quite following....

Ran into a problem today that had me tearing my hair out for hours. New to me house built in 76. I was working in the bathroom and the power went out, GFI plug and lights. Checked all the usual things, GFI wasn't tripped, neither was the breaker. Checked all the breakers at the box with a meter, they are all live. Later power came back on all by itself. Turns out the wife had plugged in a fan in the next bedroom. When she plugs it in the fan works, and the lights go out in the bathroom, unplug and the lights come back on. Anyone have any idea what to check to fix this, besides annoying its probably unsafe.....

Thanks for the replies everyone. I like textured ceilings because it is quick and hides flaws. Pretty much the reason it was used in the first place.........

It is a rental, and I don't think it will be a deal breaker.

Well that's pretty much what I thought, but it never hurts to ask. It strikes me as very strange that the previous owner would install half of a brand new system. But the date is clear, MFG 03/2013. And I didn't think HUD could get a house sold in less than 9 months... A mystery........
