Hello Fellow BP'ers,

I help an opportunity to buy a currently rented home for 30K. It rents for $750 a month, and is in good condition. The current lease is up in Oct 2014. I plan on moving in as my primary residence then ( I currently rent). When applying for a mortgage, is there anyway to get a primary residence/ owner occ rate instead of the investment property rate?

I do not want to commit mortgage fraud, and I do not want to kick the current tenant out until October. Since it will legally be my primary residence in Oct, I thought there might be something I haven't thought of. Any thoughts would be greatly appreciated. Thanks!

Hey Corey,

There are a number of scripts on BP you could find an use until you feel comfortable changing it to your liking. Just to start off I would ask him " Are you interested in selling you house?" If no, move on to the next one. If he says yes, you need to guage his level of motivation by asking "When would you like the property sold by?" or, "How soon do you need the property sold?". If he says, I'm not really sure, he's not motivated. If he says, YESTERDAY!, he's serious and you can move on from there.

If he asks about why his property or how you got his info you can say, I market to different zip codes all the time, so are you interested in selling the house?

How did you get my name? I would just say, I buy lists of owners names and addresses in certain areas/zip codes, which is all public records....so, are you interested in selling your house? Hope that helps.

Hey Darrell,

In my state, New Jersey, I went to the county courthouse. I was just very nice the ladies who worked there and told them what I was trying to do. They were super receptive and walked me through their computer system, how to look up all the new probate cases, etc. Once they showed me how to figure out what cases included property (some don't) I printed out a 1 page sheet which included all relevant information for each case.

Once I made friends with the workers I asked them how I can get this information online without having to go to the courthouse and they told me you can't. I've been researching how to do it online only and have only found services which charge like $10 per name, (yeah right!). So, in my county you must hoof it to the courthouse. I know other states & counties have access via the net.

I would really like all the experienced wholesalers / rehabbers opinion of what they think a great farm area is to target? Check all the cash sales on the mls then just market to those areas??? Thanks in advance!
