I have a client interested in investing their retirement funds from a 401k. They want me to invest their money through an LLC. I will consult a lawyer, but before committing time- maybe you guys have some advice. I do not want to be liable if someone sues, so that would be out of the question.

Here's how I think it works: I make an LLC, with just myself as a member, then my clients sign a contract with your LLC -- they don't actually become members. The contract is for each specific deal, and it specifies all the terms. Once the contract is signed, they can send the LLC the money, and then you buy the property on behalf of the LLC.

Advice? Resources I can read? Not even sure what this is normally referred to?

Zoho CRM seems to have the most features for the best price. I have used it for a couple years and it can basically automate every part of the sales process.

Regardless, CRM systems are complicated by their very nature - so expect somewhat of a learning curve. Either spend the time learning how to make the most of it or hire an IT person to setup and manage it.

Congratulations - someone thinks you are an excellent ad writer.

When someone copies your original content and post it on their own website, they will likely be penalized by Google on search results. In addition, you can send a DMCA takedown request to them and their website hosting. If its on pages like CL, there's not much to be done.

Howdy,

I am from Austin, TX and have been working in the real estate marketing business for about 5 years. I specialize in internet marketing for investors looking for distressed properties across the nation. I do not involve myself directly with the real estate, but rather focus my energy on generating leads for my investor clients.

My goal over the next few months is to increase my knowledge of the investing side of the business and get my feet wet with a few deals. This will allow me to better serve my clients and possibly generate revenue from RE.
