My wife and I are not going to seek legal proceeding to recoup a possible $4500. My wife says "we have learned from this experience". Me, I will have to get past the expectation that we paid/employed a company to manage at the least the basic expectation our property. To at least to ensure large obvious items are not completely destroyed/removed. If I could have posted pictures you would see that the tenant may have mowed the lawn once or twice in two years that is how bad it looked. If I were to invest in real estate property again, I would still have an issue with the process, in that I would have to monitor Property Management company like a little child or a thief in the night. Rather, than expect them to manage the property for which I am paying them to do. I guess that is considered white collar crime that just goes unchecked. Our plan is to send the owner of the Property Management Company a letter and pictures stating the obvious neglect of the property they agreed to manage. Additionally, we are asking for compensation of $4500 (less than the 11K of estimates they provided) for only those things that could have been saved if their Property Manager PM had only inspected the property. I know that the company may very well just ignore my letter just as they have ignored my calls and emails. In my heart, God is not only a redeemer of my soul, but a redeemer of injustice. In the end, I am a Pastor and I cannot afford anger and discouragement to interfere with my overall being, if I expect to hear from the Lord concerning His people's perfection. Money is not that important! My wife and I have today decided to sell the property and invest the money for a monthly income (without the problems). We have employed this Property Management PM company 6 years, the manager for 4 years. I feel that they have accepted/managed the rent monies, but have NOT managed our property. Recently, the tenant move out, not expecting to get their deposit. The Townhome was in a total mess, many item left in the home. On move out inspection, the Property manager was surprised at the condition of the home and the yard and burning marks on the flooring. But in detail, I could tell she was not aware of the damage listed below. In addition, the PM sent me $11K worth of estimates of to get the property rental ready. Most of the damage could have to identified in two year inspections, but not reported. My wife and I purchased this property as a retirement nest egg, but we have had such a bad experience with rental property that we almost are ready to just sell the property. My question is how shall I complaint to the Owner of the Management company concerning their PM neglect of my property. I have called and left several messages to the Office Manager and the Owner and none have returned my call. Damage: • Front Door Glass Screen door ($400, plus installation $350) was ripped off the hinges and the it was taken down without my permission. This was not reported to me by PM. o The main wood door ($400) was exposed to the element for such a long time that the wood is coming apart from the bottom to the middle of the door. Today, that (non standard) door replacement cost $1600. This was not reported to me by PM. • Shower sliding glass door ($400) was shatter and both doors removed without my permission and disposed in the shed. This was not reported to me by PM. • They yard was in really bad condition. Over growth of weeds, vines and tree limbs. Very little grass was showing, because of the weeds. The PM sent an clean up estimate for a Town House size yard of $1200. This problem was reported to me by PM, but NOT enforced. • The town house carpet was just replaced two or three years ago. The tenant had been burning incense on the carpet. This was not reported to me by PM. • The Laminate flooring in the kitchen has major water warping in front of the sink. This was installed 3 to 4 years ago. In addition, the tenant had been burning on the Laminate floor. This was not reported to me by PM. Property owner
