I am in the process of beginning the steps to do a condo conversion on a 2 family in Arlington MA.
I am trying to map out and build the team of necessary people needed . If anyone is familiar with this process and this area any advice would be greatly appreciated .
I am confident I will need an architect to maximize existing space . I know I will need construction company as well . I am trying to calculate the #s a little more, to create a clearer picture, but not sure how to build ARV value, because there are not a lot of comps like this in the area.
Also, I'm not sure how to determine pricing for things... would it be as simple as price per square foot to build or is it some other formula? I'm just looking to get a better real dollar amount .
Any referrals , advice, experience etc. would be greatly appreciated.
I am from Lowell and lived here since 06 it is very important the location as there are a lot of rough areas . I personally wouldn't invest unless yr very close to umass campuses . That being said a lot of listings will say near campus but I'm talking walking distance . My overall opinion is to pricey right now and at top of appreciation .
Hi all i am newer to biggerpockets and rusty to real estate game . I have owned multi, rehabbed and flipped , own a business . When i wanted to go all in didnt have resources flash forward and now have resources but 10 yrs from retiring . My relatives " partners" are all in on the buy and hold thought process. My question is we could start smaller and build up , let there learning curve catch up so to speak or go bigger and speedup the pace . i am not going crazy risky but would like to start at say either 3 or 4 triplexs / fourplexs or just go commercial . I am looking for cashflow but have one partner leaning heavily on appreciation like somerville ma stuff any thoughts on good strategy to approach an investing plan . Would love some clarity too so many choices thanks in advance
