I have a question that's kind of related to this. I'm an investor who is starting to do short sales. How do I represent myself to the bank when conducting a short sale? If I'm the buyer, can I also be the processor? Thanks.

Hi everyone,

I am a cash buyer who wants to buy, fix, & flip a property in Essex, Union, or Morris county.

I need some advice about what works in today's market, such as types of neighborhoods , properties (single, 2, or 3 family?), & exit strategies (retail or wholesale?). What exit strategies are working best with all the financing restrictions, etc?

Any help would be greatly appreciated.

A short sale will makes sense when the seller is underwater on this house. A subject to makes sense there is equity. So, which of these two is best for any particular seller is just a matter of the equity. Once you know that, you know which direction to turn.

What if it's a possible candidate for both? It's slightly underwater & I could see it being an ok short sale candidate & a good mortgage assignment candidate. I wanted to pursue both at the same time but not sure if that would be possible.
