I also want to respond to J Scott, with a bravo for understanding relationships in professional life. Your CPA is your most valuable asset. Then your attorney and then all the other connections you have in business. The attorney for one main reason is in the second position. If you have an attorney that you have a relationship with in business, he can protect all of your other assets and give you the power to fight back within the law when someone else tries to use the law against you. A retainer of 1000 a year can save you a million in lawsuits. Being able to consult with a CPA who is is also a tax attorney can keep you from making mistakes that cost you with the IRS and others. We all will be in the situation at some time in our lives that we need someone to look over contracts and make sure that our backs are protected. J Scott is offering some great advice when he says don't play the game without making sure that if you don't know all the rules you need to be able to rely on someone who does.

I did my first rehab in the 70's for someone else, who by the way became rich and famous a few years later when he started selling his info business at seminars and info commercials. Carleton Sheets. He was at the time I met him already wealthy and I needed a mentor. When he bought a property that needed a rehab, he would provide me with details and free rent for the duration of the rehab. I always started from the top down. Roof if needed, ceiling if needed walls always even if it was just paint. Then the floors. After the inside of the house was completed, the outside painted and the landscaping cleaned up and given curb appeal. I have done about 300 rehabs since then. Some by myself, and most with contractors. What has been said about time and it's use by others is relevant only if you make it so. I don't make all my money by doing rehab work, I make my money through passive income from the properties I hold and the ones I sell. I do however feel that if you are wanting to do this for a living, you have to farm out all of the work in other areas. Including the management of the properties after they are rent ready. I am not rich and famous, but I am rich viers. I devote myself to my family and that means my brothers and sisters, and my in laws as well. Those of you who have no one else to worry about need to find someone. It blesses you and keeps you founded on solid ground.

Fact of the matter is that you are right that there is no congressional reform act. But the proposal was made by Warren Buffet to establish one. In a personal interview with the publication owner that posted the original version of the transcript he suggested that in order to relieve the stress on the funds the gov. uses we should reform congress. I sent a copy of the original post to Warren Buffet's offices and he did not refute it.

The best thing to do nothing, good fences make better neighbors. We have one near one of our rentals that drives off all interested parties. So we had a tall privacy fence put up.

Warren Buffett, in a recent interview with CNBC, offers one of the best quotes about the debt ceiling:

"I could end the deficit in 5 minutes," he told CNBC. "You just
pass a law that says that anytime there is a deficit of more
than 3% of GDP, all sitting members of Congress are ineligible
for re-election.

The 26th amendment (granting the right to vote for 18 year-olds)
took only 3 months & 8 days to be ratified! Why? Simple!
The people demanded it. That was in 1971 - before computers, e-mail,
cell phones, etc.

Of the 27 amendments to the Constitution, seven (7) took one (1) year
or less to become the law of the land - all because of public pressure.

Warren Buffet is asking each addressee to forward this email to
a minimum of twenty people on their address list; in turn ask
each of those to do likewise.

In three days, most people in The United States of America will
have the message. This is one idea that really should be passed
around.

Congressional Reform Act of 2012

1. No Tenure / No Pension.

A Congressman/woman collects a salary while in office and receives no
pay when they're out of office.

2. Congress (past, present & future) participates in Social
Security.

All funds in the Congressional retirement fund move to the
Social Security system immediately. All future funds flow into
the Social Security system, and Congress participates with the
American people. It may not be used for any other purpose.

3. Congress can purchase their own retirement plan, just as all
Americans do.

4. Congress will no longer vote themselves a pay raise.
Congressional pay will rise by the lower of CPI or 3%.

5. Congress loses their current health care system and
participates in the same health care system as the American people.

6. Congress must equally abide by all laws they impose on the
American people.

7. All contracts with past and present Congressmen/women are void
effective 12/1/12. The American people did not make this
contract with Congressmen/women.


Congress made all these contracts for themselves. Serving in
Congress is an honor, not a career. The Founding Fathers
envisioned citizen legislators, so ours should serve their
term(s), then go home and back to work.

If each person contacts a minimum of twenty people then it will
only take three days for most people (in the U.S. ) to receive
the message. Don't you think it's time?
