Cash invested: $70,000

SFH we bought to LTR. First tenant paid a year in advance! :)

Great comments so far, and I learned something already! Thanks for the hint on the white noise generator! We are just getting our first MTR under way here in Melbourne, FL, and one thing we're doing since we have an enclosed breezeway is including a desk (with monitor) and a couple of exercise machines. They photo well and add a differentiation factor to our unit. Thanks all for your help!

Great timing on your post; thank you! We're closing on our first MTR tomorrow (4/12) and were wondering about the lease. We use Avail for our LTRs so I believe we'll simply modify for the MTR.

Kalea I won't disagree with most on the fact that Tampa is a great investment, but if you're going to live there, plan on dealing with traffic. Plenty of it. However, on the opposite side of the state (although a little more sleepy) is Melbourne and the Space Coast of Florida. We chose this area for better ocean play, the significant growth of the industries, and the relative small-town feel. My 2 cents. C'mon down for a visit and see if you like it!

Hi Vivi! Melbourne has been a solidly growing community in Brevard county for more than a decade now, so buying here is extremely unlikely to be unfavorable in the near future. With the growth of Patrick Space Force Base, as well as the space industry here, you'll see more construction and plenty of resales that are likely to fit your needs. Welcome to Melbourne!

One you may not hear much about, as I believe it relates to SALES, as opposed to investors, but Tom Freese' book QUESTION BASED SELLING teaches us to ask more questions! Get past initial roadblocks and gatekeepers by asking good questions. More people should do more of that. :) My 2 cents

Cash is losing value right now. Unless they have an alternative investment to move the profits into, I'd personally hold the real estate. My 2 cents. :)
