So I'm about halfway through Brandon's book The Book on Rental Property Investing and have noticed that he has never mentioned anything about renting out vacation homes for weekly rentals, or anything like that. I'm assuming this is because he has never done this, so my question is: does anyone actively do this? Do you have success with this, compared to renting out to long-term tenants? What are some pros and cons of renting out vacation homes, typically ones in places that can be rented out year-round? What about ones that can't be rented year-round?

I'm looking to get my real estate license in Arizona. Does anyone know how much it would cost when I'm all said and done with tests/classes/fees and everything in between? I'm seeing around $600, but are there more fees or anything that I'm not aware of? Thank you!
