Looking for a general contractor for my next rehab project in Birmingham, AL. Since I'm not in AL, ideally the GC will be able to help me walk the property before I submit my offer and give me a rough estimate.
If the deal doesn't go through and the rehab project does not end up happening, I'm happy to compensate for their time.

As an out-of-state investor, I am interested in Alabama, specifically in Birmingham and Montgomery. Upon browsing Zillow, I noticed that there are some distressed properties (such as 3-bedroom single-family homes) that are priced reasonably between $60K - $90K. However, the After Repair Values (ARVs) of the newly renovated properties seem to be not very high, mostly in the range of $115K - $130K. I am curious to know about other investors' experiences in these markets.
If you have invested in either or both of these markets, could you please share your experience?
