Thanks for all the input. Greatly taken. Regarding the split, I was just ballparking. I have a better idea now. Thanks to you guys! I guess having a friend or family get the mortgage under their name is the way to go. I was looking for a FHA loan where I can put down around 10% plus the repair cost and we split the profit. I haven't looked at the areas you mentioned, but I definitely will now. I am a total rookie and I don't have much capital but I don't want to not do anything.

Hi Everyone,

I've been reading a lot and watching the podcasts. Everything has been so informative and I am super excited about all things real estate. I am from New York and as everyone complains, NYC is just way too expensive. I am interested in areas 3 hour radius from NYC preferably PA, CT, NJ. What areas in these states are up on the rise? BTW, I'm interested in rentals. I'm looking for a partner who has a great job and is willing to get mortgage under their name while I put the down payment and repair cost and you get10% of the net profit. Please give me suggestions. The first step is always the hardest to take but I don't want to also stay scared and not do anything. Any suggestions will help greatly.

My name is Rinzin from Queens,NY. I graduated with a B.A in Linguistics Even though I've never put my hands on real estate investing, this clicked with me and would like to explore further. I'm specifically interested in buy and hold rental properties.
