I would definitely ask your current mortgage lender but there's no reason not to shop around and see where rates are at. Ask other investors who they're going with. It's always good to network and grow your stable of potential banks.

I don't think it's overrated although it can certainly be done in a pointless way that makes you feel like you're accomplishing something but really aren't. This is called action faking.

The main problem is networking can have a huge payoff but it may take a while to find someone that actually has a deal or is a key contractor to add to your team or whatever. Like with sales--sort of--you have to go through a lot of no's to get to a yes.

Also, sometimes networking won't help for a long time. Someone you connected with might not become important for many years. Say someone with a large portfolio that decides to sell a few years down the road and reaches out to you or something like that. Thus, for many reasons, networking can feel deceptively wasteful.

You never know with these things but usually the one with better documentation wins from what I have gathered. Do you have pictures from before the tenant moved in showing the faucet's condition? Anything in writing from the time from the property manager or maintenance tech? And obviously the invoices showing you replaced it? 

Those things would go a long way to help you win. But again, you never know when you go to court.

I would just say no. With regards to pests in general, we'll pay for it in the first month, afterwards we charge it to the resident as it's almost always because they aren't being clean. I wouldn't spray the yard unless there was an exceptional reason to do so or they were paying for it.

Usually when I hear about people doing cost segregation, it's on larger properties. On big apartments and commercial properties I think it's absolutely worth it. On SFH and duplexes, I'm not really sure tbh.
