Also, make sure you have really good pictures on your ads. Never underestimate how important it is to have really good pictures.

Postlets is definitely worth a shot, and don't forget the good old sign in the yard. But in all liklihood, your rent is too high. Check the comps around you again and see if that's the case.

It really depends on how much they need. I will say this, lease options have a notoriously low rate of follow through. My observations have been that people who buy, buy. People who rent, rent and people who want to buy, but should be renting lease option. Also, make sure to be skeptical about Zestimates.

I find some deals scrolling through craigslist, but they are definitely few and far between. Using the Internet should be part of your acquisition strategy, but only one, relatively small part.

It does look good, although you should also add in what you think your holding and transaction costs will be. And how confident are you in the resale value?

Most realtors look at properties from a perspective of what is the nicest, best place to live in. I see an investor friendly realtor as someone who can ignore that and look at the bottom line; can you flip/rent this and make money. Our agent has a background in construction too, which is an added plus as he can help when analyzing the rehab. It's also key for them to be willing to make lots of offers.

You use leverage and then put appreciation and principal paydown together and a lot of things can happen as long as you are patient and persistent

Generally private lenders arent going to loan so much at one time to one person. Usually on bigger deals, in my experience, private money is pooled together for the equity side in a syndixation (usually a 75/25 split more or less). For underperforming properties you can often get a bridge loan. We only have one major private loan on a big apartment that we got as a bridge loan, other than a few small 2nds, I think its 9%

Google how to build a squeeze page, generally you can do it yourself, but it will still cost a little money (for the domain name, hosting, etc.)

1. Build rapport

2. Listen more than you talk

3. Add something of value (generally a way for them to get out of a property they really want to sell)

In other words, don't try to sell them, have a conversation with them and see if you can offer enough value to them to sign on the bottom line.
