Hi Seth,
I have found lists of cash buyers by working with real estate agents in a given area. In the past, an agent set me up with weekly emails that had the results of an MLS search of a targeted area. It just listed cash purchases. He started off by giving me a list of cash purchases that happened in the last 12 months in that area. From there, I called the buyers that were listed. I'm sure direct mail would work well and take less time, but I was new and wanted to have people know me more personally.
I'd like to say thanks for all your information on investing in vacant land. I'm looking for real estate opportunities where being a lawyer (good at paperwork, risk-averse, and not a contractor) is a value-add, and I'm thinking vacant land might be it. I'm basically reading everything you've ever written on the topic at the moment. I appreciate your work!

I was listening to another attorney here in Chicago, who specializes in landlord/tenant law, talking about how often landlords want to remain anonymous, or appear as "managers" to their tenants - he didn't get it at all! In fact, he said that sometimes when landlords are more upfront, they get better results from their tenants. Not sure if I agree, but not sure if I don't!

I am also kind of new here but I thought I'd say hi! I live in Southeast Evanston and I'm active in Chicago. I am an attorney, and I just got started wholesaling.
I've just sent out regular printed letters (in hand-addressed envelopes) to executors of estates that were filed since Jan 1, 2014 in the probate courts of Cook Co. and the surrounding counties. I got this list from ilfls.com, which has tons of different types of lists. About 550 letters for my first marketing push. I will share what kind of response rates I get from this population if you are interested.
